Pre-contractual Information for the Borrower (Law 5/2019 and Law 2/2009)

1. Identification of the Financial Intermediary

2. Official Registration and Supervision

Aurifinance carries out the activity of real estate credit intermediation and is duly registered in the Register of Real Estate Credit Intermediaries regulated by Law 5/2019, of March 15, and supervised by [***** (E.g.: the Bank of Spain / Directorate General of Consumer Affairs of the Balearic Islands)], with official registration number [*****].

3. Nature of the Services Offered

The services provided by Aurifinance consist of real estate credit intermediation, which encompasses the presentation, proposal, and execution of preparatory work for the conclusion of mortgage loan contracts, as well as assistance in pre-contractual procedures and arrangements. 4. Independence and Ties with Lenders

Aurifinance acts as an [***** (E.g.: independent / tied)] real estate credit intermediary. We do not hold exclusivity agreements with any banking entity, which allows us to objectively analyze and select the best options on the market. 5. Remuneration Policy, Fees, and Expenses

We receive our remuneration exclusively from the lending entity with which the loan is formalized, such commission amounting to a maximum percentage of [*****]% of the financed capital.

In any case, the client must bear the expenses of third parties that are not part of our service (e.g., property appraisal or request for simple registry notes).

6. Complaints and Claims Procedure

For the resolution of any complaint or claim arising from the provision of our services, Aurifinance has a Customer Service Department (SAC). Claims can be sent in writing to the email address info@aurifinance.com. The maximum period for the resolution of complaints and claims will be [***** (E.g.: 1 month / 2 months)] from their presentation. In case of disagreement with the resolution or lack of response, the client may appeal to the Claims Service of the Bank of Spain.

7. Civil Liability Insurance

To guarantee the liabilities that may arise due to professional negligence in the provision of intermediation services, Aurifinance has a professional civil liability insurance policy or bank guarantee, in strict compliance with Article 36 of Law 5/2019, contracted with the insurance entity [*****], under policy number [*****].

8. Right of Withdrawal

In accordance with consumer protection regulations, the client has a period of 14 calendar days to exercise their right of withdrawal from the intermediation contract without the need for justification and without incurring any penalty. This right shall not apply if the intermediation service has been fully executed (for example, if the mortgage loan deed has already been signed before a notary) with the prior express consent of the consumer.

9. Warnings about the Mortgage Loan

The consumer is expressly warned that Aurifinance operates exclusively as an intermediary and does not grant credits or loans. The final decision on the granting of the mortgage loan rests solely and exclusively with the lending financial institution after its mandatory risk analysis. Additionally, the borrower has the obligation and right to appear before the Notary of their free choice to receive impartial and free advice, and sign the deed prior to the formalization of the loan at least 10 days before the signing of the public deed.
